What We Tackle
Common Bathroom Challenges We Solve in Edinburgh Homes
Edinburgh's housing stock throws up specific bathroom challenges. Here's what our customers ask us to fix and improve most often.
Dated or Worn-Out Suites
Old avocado-coloured suites, cracked cisterns, and stained baths are no-brainers to replace. We strip out the old and install your new suite cleanly and correctly.
Poor Waterproofing & Damp
Failed silicone, cracked grout, and substandard wet area waterproofing cause damp to penetrate into walls and floors. We re-waterproof properly — and can carry out full leak detection and repair if water has already spread.
Weak Water Pressure in Showers
Edinburgh's water pressure can be inconsistent. We assess your system and recommend the right pump, shower valve, or header tank solution for a satisfying shower every time.
Inefficient Use of Space
Many Edinburgh flats have small, poorly planned bathrooms. We help redesign the layout — moving soil stacks, rerunning waste pipes — to make the most of the available space.
Slow or Blocked Bathroom Drains
Sluggish drains in an older Edinburgh property are often caused by partial blockages or undersized waste pipes. We clear, reconfigure, or replace drainage — see our dedicated blocked drains service for urgent cases.
Wanting a Wetroom
Converting to a wetroom requires correct tanking and drainage gradients. We've fitted wetrooms across Edinburgh and know exactly how to waterproof them for the long term.

Recent Work
Recent Bathroom Projects in Edinburgh
A few examples of the bathroom fitting and refurbishment work we've completed recently across Edinburgh.
Victorian Tenement Bathroom Transformation
A one-bedroom flat in Newington with a dated 1990s bathroom suite, stained tiles, and a failing shower tray. We stripped the room back to the walls, re-tanked the shower area, laid large-format grey tiles floor to ceiling, and installed a new back-to-wall WC, basin, and frameless shower enclosure. The layout was also slightly redesigned to improve circulation. Completed in 7 working days.
Family Bathroom Converted to Wetroom
A family home in Corstorphine wanted to convert their main bathroom into a fully accessible wetroom with a fixed glass screen rather than an enclosure. We tanked the full floor and walls to 1.8m, installed a linear waste channel with a gradient-screeded floor, and tiled throughout with a large porcelain stone-effect tile. A new wall-hung WC, concealed cistern, and wall-mounted basin complete the room. Heated towel rail connected to the central heating system.
What We Install
Bathroom Projects We Complete in Edinburgh
From a quick en-suite upgrade to a full wetroom conversion, here are the types of bathroom projects we carry out across Edinburgh.
Full Bathroom Refurbishments
Complete strip-out and renovation — new suite, new tiling, updated pipework, and a fully managed finish from first day to handover.
Wetroom Installations
Full tanking, gradient floor screeding, linear drains and waterproof wall systems — installed correctly to BS 8000 standards, in flats and houses across Edinburgh.
En-Suite Upgrades
Compact en-suites done well. We maximise every centimetre of space with wall-hung fixtures, large-format tiles, and slimline enclosures.
Bath-to-Shower Conversions
Replacing an underused bath with a walk-in shower or wetroom area — including moving waste connections, new screeding, and full tiling.
Small Bathroom Redesigns
Edinburgh's older flats often have awkward or inefficient bathroom layouts. We can reposition soil stacks, move waste runs, and redesign the space entirely.
Shower Room Renovations
Shower-only rooms refreshed with modern enclosures, new tiling, updated fixtures, and properly sealed wet area waterproofing throughout.
Planning Your Budget
What Affects the Cost of a Bathroom Refurbishment?
Bathroom costs vary significantly. Here are the main factors that determine the final price — so you can plan your budget realistically before you call us.
Size and Scope
A small en-suite swap costs far less than a full family bathroom conversion. The more fixtures, tiles, and pipework involved, the more time and materials are required.
Fixture and Tile Specification
The quality and style of the suite, tiles, taps and accessories you choose affects materials cost significantly. We can work to most budgets and advise on best value options at trade price.
Layout Changes
Moving soil stacks, relocating a toilet or repositioning a shower adds time and materials. A like-for-like refurbishment in the same footprint is always the most cost-effective route.
Wetroom vs. Standard Bathroom
Wetrooms require additional tanking, gradient screeding, and specialist waterproofing — typically adding 15–25% to the cost compared to a standard tiled shower area.
Condition of Existing Pipework
Older Edinburgh properties sometimes have lead or corroded copper pipework that should be replaced during the refurbishment. We'll advise if this applies after our site visit.
Electrics and Ventilation
Fan upgrades, shaver socket additions, and spotlights require a qualified electrician. We can coordinate these as part of the project — just let us know at quote stage.

Full Project Management
One Team Managing Your Bathroom Project from Start to Finish
One of the biggest frustrations with bathroom renovations is having to coordinate multiple trades — a plumber, a tiler, a chippy — each with their own schedule and no shared responsibility for the final result. McInally's removes that problem entirely.
We manage every part of your bathroom project in-house, which means a single point of contact, a single schedule, and a single person accountable for everything from the strip-out on day one to the snagging walk-through on the last day.

- Less stress — you don't need to chase trades, manage sequences, or coordinate deliveries
- Fewer delays — work flows in the right sequence without waiting for another trade to turn up
- Clear accountability — one contractor owns the whole result, so there's no finger-pointing if something needs fixing
- Cleaner handover — a snagging walkthrough and written guarantee so you know exactly what's covered when we leave

Planning Your New Bathroom
Not quite ready to book? Here's a short guide to the decisions you'll need to make — so you can come to us with a clearer picture and get a more accurate quote.
Layout — Work With What You Have
Keeping your existing soil stack and waste positions in place significantly reduces cost. If you do want to reposition the toilet or relocate a shower, it's possible — but factor in the extra time and materials. We'll advise on the most practical layout during the site visit.
Bath or Shower — or Both?
If you rarely use a bath, converting that space to a walk-in shower often makes the room feel significantly larger and more practical. Families with young children usually prefer to keep the bath. We can show you what's possible for your room size and shape.
Is a Wetroom Right for You?
Wetrooms work brilliantly in Edinburgh flats and houses when done correctly. They suit people who want a clean, open look, accessibility, and easy maintenance. The key requirements are a solid subfloor to take the gradient screed and proper tanking throughout — we handle all of this.
Tiles and Finishes
Large-format tiles (600x600mm or bigger) make a room feel more spacious and have fewer grout lines to maintain. Matte finishes hide watermarks better than gloss. We can source tiles through our trade accounts or work with what you've already chosen.
Storage Planning
Consider where you'll store towels, toiletries and cleaning products before you finalise the layout. Recessed niches in the shower wall, vanity units with hidden storage, and tall cabinets all make a bathroom more liveable without adding to the footprint.
Heating Your Bathroom
A heated towel rail connected to your central heating system keeps the room warm and dries towels quickly. We can add or relocate one as part of the refurbishment — just let us know at quote stage so it's included in the price.
